TESTIMONIALS

Does This Sound Familiar?

But what is the property really worth?

Price guides are rarely accurate when it comes to Melbourne property. When you work with a buyers advocate you will have crystal clear market knowledge and know the true value of your chosen property.

What if it's a lemon?

When it comes to property the stakes are high and mistakes are costly. And there is always that nagging thought “what if we’ve missed something”.  With a buyers advocate on your side you can buy with 100% confidence.

I dont want to overpay

How much is too much? If you are worried about overpaying, hiring a buyers agent in Melbourne gives you peace of mind around paying the right price for your new home.

Saturday inspections... Urgh

A recent survey conducted by Ubank shows that most buyers take an average of 10 months to buy a house in Melbourne. But we know many who have been looking for 12 months +.  Having a buyers advocate take care of the search for you will significantly reduce the amount of time it takes to buy a home. We will help you get your weekends and your inbox back.

No negotiation training?

Sales agents receive state of the art sales training every 4-6 weeks. That’s 100 of hours of sales & negotiation training, PLUS an additional 800 hours of real life negotiating experience every single year. Most buyers have only ever had a fraction of this training, if any at all. As experienced negotiators we level the playing field and give you the very best chance of success.

No bidding experience?

Every weekend inexperienced buyers make rookie mistakes at auction that costs them $10,000’s . From the buyers who bid against themselves to the buyers who reveal all their cards in their body language or to the selling agent during the sales campaign.  We see it all. We outsmart the other bidders and protect your personal information which keeps your purchase price as low as possible.

Un-level playing field

Most people will only buy 1-3 houses in their entire lifetime. Sales agents, on the other hand, sell that many houses every single week.  For an experienced agent that could be as many as 1560 transactions compared to your 1-3, or zero. An inexperienced property buyer is no match for a seasoned professional. It’s important you have someone on your side with as much experience as the sales agent so you don’t overpay.

Underquoting...!?

Estimating the true value of a property can be challenging for many buyers. As buyer agents, our job is to provide you with genuine guidance about the realistic selling price for a property. You will never waste time & money chasing a property that is never likely to sell within your budget.

But it looks so good in

the photos!

To the untrained eye a property on the internet can look far better online than it does in real life. With a professional buyers agent working for you, you will never have to look at a dud property ever again.  We sort the good from the bad and pin point the very best property to suit your needs, budget and style.

FREQUENTLY ASKED QUESTIONS

What exactly does a Buyer’s Agent do?

Purchase your dream home for you in a 7 week time frame

Why should I use a buyer’s Agent instead of buying myself?

Because buying property today is not a level playing field. Selling agents negotiate every day, buyers usually don’t.

Most buyers only see what’s happening on the surface — while experienced professionals like us know there are often multiple negotiations, strategies and pressures happening behind the scenes and we know how to expose them and deal with them head on to place you in the driver's seat and get you a better outcome.

We are your unfair advantage that gets you into your dream home sooner.

- access to better opportunities

- expert negotiation

- objective advice

- protection from emotional decisions

- and confidence you’re not making an expensive mistake.

In short, they help you buy smarter, faster and with far less stress.

Is using a buyer's agent worth the fee?

A great buyer’s agent can save you far more than their fee by:

- preventing costly mistakes

- negotiating a better purchase price

- identifying stronger long-term opportunities

- accessing off-market properties

- and saving you months — sometimes years — of stress, research and uncertainty.

But perhaps the better question is what is the cost of getting this wrong or staying locked out of the market for another 6 months?

For most people, property is one of the biggest financial decisions they’ll ever make — yet they’re competing against experienced selling agents, fast-moving markets and hidden risks they often can’t see. A buyers agent levels the playing field and gives you an unfair advantage compared to DIY property buyers.

Is there a risk I won’t get a result working with you?

We have an extremely high success rate, and there are a few key reasons for that.

Firstly, our experience. Over more than 20 years, we’ve worked with many different types of clients, which means we understand how people think, what they need and how to guide them successfully through the process.

Secondly, our process has been refined over decades in this industry. As our experience and understanding evolved, so did our systems and approach — which is why we achieve a successful outcome for the vast majority of our clients.

Finally, we are very selective about who we work with. We don’t aim to take on every client or every brief. We carefully assess whether we believe we can genuinely help you achieve a successful outcome and whether your brief aligns with our areas of expertise.

Whilst this may not be obvious from the outside, ensuring the right fit is one of the biggest reasons our clients tend to have a smooth experience and achieve results they feel genuinely happy with.

How are buyer agents paid?

Buyer’s agents are paid directly by the buyer — so their job is to represent your best interests throughout the entire process.

Typically, there are two parts to the fee structure:

- An upfront engagement fee to begin the search, research and strategy process.

- A success fee once the right property has been successfully secured and purchased.

Are you truly independent or do you receive referral commissions from builders/developers or real estate agents?

A truly independent buyer’s agent should work exclusively for the buyer — not receive referral commissions or incentives from builders, developers or selling agents.

That’s important because it means the advice you receive is based on what’s best for you, not what generates someone else a commission.

We are paid directly by our clients, so our focus is solely on helping you buy the right property and protecting your interests throughout the process.

What qualifications and experience do you have?

I’m a fully licensed and insured buyer’s advocate with over 20 years of experience helping clients buy homes and investment properties across Melbourne.

I was also the Head of Learning & Development for REBAA (the Real Estate Buyers Agents Association of Australia) for five years, where I trained and mentored buyer’s agents across the industry.

Beyond advocacy, I’ve personally renovated 23 homes, giving me hands-on experience in assessing property potential, risk and long-term performance.

Over the years, I’ve also mentored award-winning buyer’s agents and built strong long-term relationships throughout the industry.

Most importantly, my experience means I know what to look for, what to avoid and when walking away from a property is the smartest decision you can make.

How do you find properties for your clients?

We take a very proactive approach to sourcing properties and explore pre-market, off-market and on-market opportunities to uncover the best possible options for our clients.

Some of the ways we source properties include:

- speaking directly with key local agents every week

- leveraging long-standing industry relationships

- accessing our internal off-market database

- targeted email and text campaigns to agents

- social media and buyer call-outs

- direct outreach to vendors through door knocking, direct mail and phone calls

- monitoring online portals and agent stock lists daily

- Vendors approach us directly with their properties

How long does it take to buy a property with you as our buyer's agent?

Every property search is unique, however our average buying time is approximately 7 weeks.

Some buyers secure the right property sooner, while more nuanced or complex briefs can take longer depending on your requirements and the market conditions at the time.

We’ll discuss this with you upfront so you have clear expectations around timing, process and strategy from the very beginning.

What is the process of working with a buyer's agent?

Our process is designed to make buying property feel clear, strategic and far less overwhelming.

We guide you through every stage of the journey, including:

1. Briefing – understanding your goals, budget, lifestyle needs and property criteria.

2. Location Analysis – researching and identifying the right suburbs and opportunities for your situation.

4. Search – proactively sourcing pre-market, off-market and on-market properties.

4. Due Diligence – conducting extensive research, contract reviews, comparable sales analysis and risk assessment using our detailed due diligence framework.

5. Acquisition – developing negotiation strategy, managing building and pest inspections, auction bidding or private negotiations, and securing the property on the best possible terms.

6. Post Purchase – assisting with the next steps to help ensure a smooth transition after purchase.

Throughout the process, we provide honest advice, regular communication and complete transparency — while handling the research, inspections, strategy and negotiations on your behalf.

Most importantly, you remain fully informed and in control the entire way through.

How involved do I need to be in the process?

That’s completely up to you. Some clients like to be very hands-on — attending inspections, continuing to research properties online and being actively involved throughout the process. Others prefer a far more hands-off approach and want us to handle all of the research, inspections, due diligence and negotiations while simply keeping them informed at key milestones.

Our process is flexible and tailored to suit your preferences, communication style and availability.

Will I still make the final decision?

Absolutely. The final decision will always be yours.

Think of this as a collaboration — we do the heavy lifting and bring together everything you need to make a fully informed decision. Your role is to review the information, consider what feels right for you and your family, and make the final decision feeling confident and empowered.

How often will I receive updates?

We have a clear communication schedule to ensure you always know where things are at throughout the process.

You’ll receive:

- direct access to us via mobile during business hours

- weekly email updates

- 24/7 access to Your Property Hub, where we upload all sourced properties along with key information, research and updates for you to review at any time

Our goal is to keep you informed, supported and confident throughout the entire journey.

Will you handle the negotiation or auction bidding?

Yes — we handle both private negotiations and auction bidding on your behalf.

This includes developing the negotiation strategy, communicating directly with selling agents, assessing market feedback and guiding the process right through to securing the property on the best possible terms
